We’ve previously covered the impressive rendering videos of the upcoming The Pavilion at Durbin Park project, a small portion of what will become the massive multi-use lifestyle center, Durbin Park.
Once completed, Durbin Park will feature the largest shopping center in Northeast Florida, with over two million square feet of retail space.

100% agreed…I guess shopping Target (which is fine btw) makes certain folks feel better about their purchases because the prices are slightly marked-up–despite the fact the that the products come from the same exact manufacturers. I’m looking forward to them finishing the Durban project. Hopefully we can get an Apple store and a Moe’s in there!

Agreed. Where have all our fabric stores gone to? WalMart is messing around with how we buy our yardage now. Please…fabric! Food wise, a Panera would be nice. Maybe Tidbits will consider, too, since they are expanding this way. ❤️
I agree with a lot of folks above. I was hoping for a Costco with a gas station which is something the one at the Town Center doesn’t have. I also would have loved for a SuperTarget to be located here. I live a mile up Bartram Park from this Pavilion, and I’ll still drived all the way up to the SuperTarget on Beach Blvd. Refuse to shop at these smaller Targets. I’ve gone over the list of stores that will rent at the Pavilion, and the only thing I see that my hubby will like is the pie shop. Nothing there that I will shop at, and not even a good restaurant!
Definitely stay hopeful for the second phase of tenant announcements. The first phase was never expected to be the one that would bring in marquee tenants, but the second phase will include at least three major anchors (aka presumably not things like Walmart, Ross, etc)
Im a bit surprised too as to whats coming? Even a Dillards Outlet or a Steinmart would have been much better than a Ross? Strange not to have a better selection?

And there likely will be. Again, this is just phase one of a massive project. Nordstrom is unlikely since it’s at SJTC already. But stores that looked at SJTC originally, like Neiman Marcus or Macy’s, could be possible.

The Town Center suffered from the opposite problem. Rumors of Macy’s, Nordstorm, and Neiman Marcus were floated, so when the mall featured none of the three upon first opening, some were disappointed even though there were plenty of great stores that did show up. (And Nordstrom ended up getting built later anyway, with room still reserved near Dick’s Sporting Goods for another big anchor one day.)

I am working at the new Walmart we open November 7th and the pharmacy will also have a drive-thru and when you go online to order Walmart grocery pick-up you will have to order before 2 in order to have it for the same day
Sam’s has had to close several locations around the country so I’m skeptical they will open at Durbin Park. If they don’t open, one of the other 2 companies will probably jump at it. Still baffles me how there isn’t a single warehouse club in St John’s County

This is Saint John’s! This is the upscale neighborhood that should have better shopping then Burlington and dollar tree. I do not see Burlington or Ross making it nothing but junk! It would be nice to have a Homegoods and a TJ maxx though. What we need are nice retail clothing shops and nice restaurants. No more fast food!
St. Johns County is a diverse county with more than just affluent people, though. They’ll eventually have tenants to cater to everyone, but the ones announced will be appreciated by many in the area.

Lots of complaining going on here. I’m happy to have some of these stores and restaurants coming in, and I’m sure plenty more will be announced in the near future. A Costco would be fantastic but we will see.

I would love to see some stores that aren’t in the Jacksonville or St. John’s market such as The Container Store or maybe a grocery store such as Harris Teeter. Jacksonville and the surrounding metropolitan area has so much potential and instead of putting the exact same stores in a new area, why don’t we try bringing some new and much needed change to the area? I mean, we have three (that’s right, three) Mattress Firm stores on San Jose BLVD literally not even a mile apart from each other. Let’s hope some new and different selections come to the area.
Much needed would be a step above shopping, Pottery Barn, Restoration Hardware(outlet), and yes a Cheesecake Factory would be nice and an Outback Steakhouse or Longhorn Steakhouse. Dillards, Neiman Marcus, Anthropologie etc.,….coming from Scottsdale, would like to see them model it after Kierland and the Scottsdale Quarter….would definitely be successful.

Williams Sonoma is leaving St Johns Town Center and is looking for a new home. This would be perfect.
Costco is the best but they opened one on west side-its empty. Walmart is fine. Publix is a ripoff but their subs are good. Hope they have a TJ Maxx and Home Goods.
Wawa subs are MUCH better than Publix’ subs, IMO.
Texas Roadhouse Grill would be great!!! There’s always such long waits at the OP and Towne Center locations!?.

I spoke to management at the new Costco. They said their stores are situated no less than 20 or 25 miles apart. The next one slated to open is at I-95 and S-207 🙁
I’d rather go to a Costco at 207 and 95 than the one in the Town Center. I’ve driven to the one in Orange Park just to avoid that Town Center location.
I currently live in Northen Virginia and I can almost see 3 separate Costcos from my house. One is about 8 miles away (East), one about 10 miles south of that and one about 8 miles west of the first.
I moved to Ponte Vedra 5 years ago from Up North. Can anyone explain why there is no Macys in the Jacksonville area with a population of more than a Million folks? The closest Macys is in Daytona… doesn’t make any sense. Hope someone knows the reason why Macys is missing here. Thanks.
Josephine, the short answer is that they’ve looked into Jax several times but never pulled the trigger. And with malls and Macy’s both in decline, the window may have already closed on it ever happening.
@ The Coastal. I am thankful for everything that is being built. In my opinion, nothing is mediocre because it would benefit residents in this area. Residents can have more of a variety in terms of shopping, dining and entertainment locally instead of driving into Jacksonville. I can’t wait to see phase two.

Am I reading this correctly that the movie theater is now going to be by the Walmart and Home Depot instead of in phase two next to the lawn and fountains and shops as shown on the map in this article? I’m disappointed that the theater is going to be standing off on its own away from nice shops and restaurants.
The Cinemark will be next to the strip of junior anchors (Ross, Dollar Tree, Burlington, etc.) and will be flanked by outparcel restaurants. Not sure if there are plans for more than one theater, but that is a possibility as well.

Durbin Park need a area with just entertainment opinions….. Escape Room, Trampoline Park, CineBistro, an arcade, I-Fly, Top Golf, Chuck E Cheese, Dave n Busters, maybe a water park (indoor or outdoor), Go-Kark racing, Mini Golf, something like a Fun Spot in Orlando, a Slingshot, Ferris Wheel and Merry go Round already confirmed……. an all entertainment area around Durbin Park would put the Town Center out of business. Jacksonville needs more ENTERTAINMENT! (that would stop most of us from driving to Orlando all the time)

So am I correct in understanding that AT THE MOMENT, there aren’t any plans for a membership/warehouse store like Costco/BJ’s or SAM’s and that SAM’s pulled out from an earlier commitment and lastly the end result is that the door remains open for a membership/warehouse store in latter phases?
A membership warehouse store was featured in initial site plans, but that company pulled out and the store was replaced by a CineMark theater. Certainly can’t rule one out in phase two or three, but we can all but guarantee it won’t be part of phase one.
I’m glad Sams Club pulled out. Hopefully we can get COSTCO, BJ’s?

“Hi Debbie – We have temporarily placed this project on hold to assess our plans and timing. We remain in close contact with local officials and developers and may well proceed with this project at a future time to be determined. Durbin Town Center itself isn’t on hold, to the best of our knowledge. Bass Pro Shops may be wavering in its commitment to the project, but it’s also worth noting that they have at least a year until ground would break on any part of that phase, so they have time to make that decision still.
Seems unlikely the Cinemark theater will open this fall as previously reported. Ground hasn’t even been broken for it.
It’s worth remembering that the retail momentum right now is not really towards even more big box stores. I expect that any kind of expansion is only being done with the most extreme caution in view of the popularity of the Amazons of the world. Also, each chain has its own ground rules for expansion. I know Macy’s would have liked to come to Jax, but they wanted to expand in clusters of 3 and did not feel the greater Jax area would support 3 stores. Give it time…if the first phase is successful, more big names will probably start jumping on board.

People are funny. They obviously don’t understand we can’t make any stores open in the Pavilion. I’m the first to say we don’t need three Wendy’s within 5 miles of each other, but if Wendy’s leases space and builds, that’s what we are going to get. I would like to see different drive-thru’s – someone please strong-arm Chick-Fil-a! I think a lot of people would like to see a Target, but it’s not going to happen if Walmart is an Anchor store – I’m sure that was in Walmart’s leasing option. It’s all about business. Those who jump on it first, get the best options.
Walmart became the anchor store because the developers are friends with the Walton family.
I refuse to eat at Chick-Fil-A due to their religious bigotry. Did you know they actually ask their applicants if they are Christian and won’t hire anyone who says no?

Tracy, again there are several restaurants yet to be announced, along with another phase entirely that’s slated to have many restaurant options. Patience is key here – keep checking back!
I agree with Tracy Porter…Outback, Olive Garden, PF Changs, or Longhorn…..all of these are popular. Add these instead of 10 different fast food places. Or if you have to do fast food, add a Freddys instead or even a Culvers.

Interesting shift that Cinemark has decided to move to the Phase I portion and away from the Phase II area where there is/was supposed to be the entertainment promenade (Ferris wheel, carousel, restaurant/shops enclosure etc City Walk type deal). That would have been an ideal spot because customers leaving (or going to..) the movies are looking for a nice place to sit and eat..and maybe do a little shopping. Celebration Pointe in Gainesville has a setup like that where just outside the theatre is a really nice bandstand pavilion w/ huge sitting areas w/ overhead fans and gas fire pits for the winter months, nice group swings, bocci ball area. You can grab a beer or wine or ice cream and sit and hangout–all the while surrounded by restaurants and shopping. I sort of envisioned Durbin Phase II to be similar to that–but looks like it will be quite a bit different now..also i wonder since Bass Pro Shops and others are getting cold feet if it has shifted some the developmental momentum?

In Nassau County the Chick Filet a is right next to Walmart, I’m unsure why people think this would be a deterrent, it’s happened before.
They need to do something with racetrack road going towards Phillips highway it’s a joke every single day and night how do you have a one-lane road in each direction with the largest shopping center in all of North Florida it’s ridiculous the traffic is incredible. Very poor planning , they should have done something with racetrack road to make it wider two or three lanes on each side rebuild that bridge going over 95 do I have to think of everything!!!!! We still have to go way out of our way to get on 95 either direction from racetrack road we live in Bartram springs community and it’s horrible getting to the highway. can you imagine once they open all those stores it’s going to be a nightmare here we are looking to sell our house in the future very near future get away from here. The excuse they gave us for the bridge going over 95 on racetrack road was it’s too close to the rest area on 95 that is total baloney, we need entrance on and exit’s off 95 for racetrack road, that will alleviate a lot of traffic going on Phillips highway if people could get home at night at a decent hour!!!!!

I spoke with the regional manager for BPS about two years ago. Nice guy by the way. In the conversation, he mentioned that they want to be here but they are ‘waiting on Jacksonville’. That may be dated info and related to development of the area, but I am suspecting by the way he said it that perhaps there are some ongoing negotiations. He did not specify. Time will tell.
The reality is that they could have built a location in Jax itself, either at RCM or the Town Center, but they chose to sign on to Durbin Park long before it was close to being built out. If the rumors about them trying to back out now prove to be correct, it would say more about their corporate operations than it would about Jax/St. Johns.
Or maybe Jax just turned out to not be their market the way its structured. I hear that Gainesville worked out well with a pretty direct 95 exit. I hope it comes to Durbin, but it won’t change my habits either way.

4 Asian restaurants, 2 smoothie places. Can’t we get more variety? Would love a Cooper’s Hawk or other upscale restaurant, a great salad/sandwich place, and some higher end clothing stores (Loft, Anthropologie, Gap, even Old Navy) than Ross Dress for Less and Burlington. Ugh!

A good BBQ place like Mojo’s (with a full bar) next to the theater would be great. Maybe they can be a place to have live music like some of the other locations. Wish there was more variety than all the asian and smoothie places. Also, we need more full service restaurants, not all this quick service/counter service stuff. No one wants to do a dinner and a movie night out with Firehouse or Smoothie King. LOL!
Signage just went up at Jana steakhouse. It’s right next to the Firehouse. Looks kinda small for a Japanese steakhouse. I’m guessing it’s opening pretty soon.
They posted a note on the door that it is opening August 6th.
How about some nice ethnic restaurant or restaurant/food of other cultures like vietnamese, Indian, Philippino, Greek, or even jamaican restaurants. I love eating food from other cultures. No more publix, they are everywhere! I can use an oriental grocery/supermarket too, and Costco with gas will be awesome!

I know I have commented here before but they should be bringing stores such as Crate & Barrel, The Container Store, Harris Teeter, Barnes & Noble, Costco, BJ’s or Sam’s Club (even though one of them was originally slated for the area) and restaurants such as Cheesecake Factory, Texas Roadhouse, Ted’s Montana Grill maybe another Melting Pot or a restaurant that isn’t in this market such as Romano’s Macaroni Grill or Shake Shack or maybe even Qdoba or Baja Fresh. Whoever is in charge of developing this area and bringing options to this area should be contacted directly somehow and take some public opinion. This development has a great opportunity to be the best in the area.

Cinemark Theatre grand opening is February 14th…. Publix in Bartram Market is opening February 20th… Earth Fair in Shoppes of St. Johns Parkway is closing, as is all Earth Fair Stores.

Lots of Restaurants would be ideal. Some new unique ones and some great ones that are still go to for most people. An aquarium would be dope. Some type of new fun area for children. Like an arcade arena etc. Bowling. And a nice huge park for family and pet friendly with lots of beautiful trees, plants, water, a place for live music. Lets get creative jax

I heard there will be a Costco. But I did not see on the list. Is there going to be a Costco? For people living South of Jacksonville and Palm Coast, another Costco will make a lot of sense. Why did Costco build two in Jacksonville?
Costco has not been announced. Sam’s Club was proposed buying did not develop. Costco’s two Jax stores are on opposite sides of the city.
Thank you. I live in St. Augustine so if there is no Costco or Trader Joes, I won’t visit at all. We have every stores here in St. Augustine already. Really hope Costco will come. My friends in Palm Coast already canceled their Costco membership. Jacksonville is just too far, even for residents in St. Augustine.

Maybe the developers of this project need to google experienceavalon.com and visithalcyon.com to get the fresh perspectives of what other cities are promoting. These locations are only a handful of the many cities I’ve seen and lived in with fresh ideas.

I’ve seen plenty of BMWs, Maseratis, Teslas, and other exotics vehicles parked at the Pavilion Walmart. Upper class, middle class, lower class, everyone shops at Walmart. If you want Target, go to the one on San Jose down from 295.

Harris Teeter pulled out if the JAX market 12-13 years ago if I recall correctly. Only one left in the state is in Amelia Island, if that’s still open.
Will this have upscale stores like town center? Like Vuitton and Tori Burch?
In later stages there will be Town Center-esque stores, but it’s not likely that they’ll have the same degree of luxury brands unless they can lure them away from the Town Center.
I believe there’s a 5 Guy’s coming in next to Firehouse.
We’re working to confirm this – Five Guys was on the developer’s site plan next to Firehouse Subs originally, but it was removed about a year ago.
Kroger acquired Harris Teeter. The Amelia Island store was open earlier in the Spring and is Kroger’s only footprint in FL so far.

Thank you, Watson. However, we did already note this in a previous article, and arguably WGV is stretching the bounds of “northern St. Johns”, hence why we’ve left it off here.
Durbin Park is essentially Jacksonville/Duval proper. A continuation of Duval development and literally a few yards over the county line. SJC currently starts at 210 in my opinion. WGV is definitely “northern St. Johns.” to most anybody that actually lives in SJC.
You’re entitled to that opinion, but it isn’t the reality. Unincorporated St. Johns is its own distinct area, and we follow the actual county line rather than some arbitrary start point.
