A Running List of What’s Coming to Northern St. Johns County

It’s no secret that northern St. Johns County is experiencing a massive development boom right now.

Over the past decade, thousands of single-family and multi-family living units have popped up throughout land that had long sat undeveloped near the county line between southern Duval and northern St. Johns. And with any significant growth in population, commercial development soon follows.

Over half a dozen retail center projects have sprung up in the northern St. Johns area. The largest of these projects, Durbin Park, has been detailed frequently by local publications, including our own. We even created a running list of future Durbin Park tenants which became one of our most-viewed articles of all time, showing the clear interest in retail growth in the area.

That’s why we’ve decided to make a dedicated list for all of the other, less-mentioned developments that are underway in the northern St. Johns area. We’ve listed what we know so far below, and we’ll keep updating the list as new tenants and projects are announced.

    We moved from NY almost 2 yrs ago. Had stuff in the attic that no one remembered. So do you take this stuff, pack it $$, move it, $$, now put it in storage $$$ for another X years. Then someday your kids will find this stuff, when you are gone and say what the … and then figure out how much wasted $$$$$ ????

      Same old same old 🤦What is new? These shopping centers are like Pete and Repeat. A lot of the shops that are already open are boring. Would love some truly local businesses that make the community stand out from others. Nothing new here.

    Someone once said ” If you haven’t used it in 6 months you don’t need it. After 32 years in last house with stuff from when we first got Married and never used, but moved with it each time. 6 x we decided to get rid of stuff rather than store for 2 months and pay for it. Got rid of a ton of stuff. Moved here, and got rid of a tone more!!! Trust me, if have not used it in a year you DO NOT NEED IT>

    Thought this area was considered the up and coming attraction like the St Johns Town Center but guess not cause it is filled with lower end of boring stores. Where are the real stores and restaurants….Burlington; Walmart; Ross is the recipe for disaster in the near future.
    Where is Chick Fil A and Mongolian BBQ a great steak house…? Oh how about…..Costco’s

    While I’m excited for the growth, I think this area could really benefit from businesses that promote more social interaction. Post covid I think there will be a great desire for brunch, live music, happy hour, and lounges. Not only that, but with the large amount of residential construction we all need department stores to furnish our new homes. Does anyone know if there are city council meetings for this area? Thanks

    Mexican, Italian, fast food, and Duncan Doughnuts, why add more of those. Build something we don’t have. We have enough nail salons and gas stations! Give us a diner that serves from morning till 9 pm with meat and vegetables. Daily specials and regular menu items. Or a cafeteria would work too.

    Wendy’s and Great Clips opened in Beachwalk. Also “Plaza at Beachwalk” is having dirt moved and it is listed as “proposed national home improvement” plus a gas station and some smaller stores it looks like. Also “The Markets at Twin Creeks” seems to be moving forward and has at least one lease executed for something. Also “Shoppes of Valley Ridge” by Ash Properties at the intersection of US 1 and CR-210 is moving forward (foundations are being poured). Unfortunately on all of these, no clue on tenants.

    Why isn’t there a basic mainstream GYM anywhere in any of the plans?! Come on, give us a Planet Fitness, Gold’s Gym, Crunch, or literally anything under $65/month! Anytime fitness is opening up nearby and doubled their rates (up to $70) from normal ($30) because there’s no competition!
