Plans Announced for Saltwater Row in Neptune Beach

TriBridge Residential, in partnership with TLM Realty Corp, has announced its plans to redevelop a former Kmart at Atlantic Boulevard and 3rd Street in Neptune Beach into Saltwater Row, a “retail, entertainment and hotel center.”

The project will be completed in two phases; the first phase will feature a 44-room boutique hotel with 30,000 square feet of ground-floor retail space, while the second will be comprised of a 150-room upscale hotel from a national brand.

The retail offerings at Saltwater Row will be curated to complement the nearby Beaches Town Center. Several possible tenants are already being negotiated with, including “a brew pub, breakfast-focused café concept, lifestyle and yoga studio, gourmet donut shop, and a local clothing boutique.”

“We are thrilled to announce our new and exciting vision for Saltwater Row,” said TriBridge Residential Principal of Development Katherine Mosley. “Our goal is to transform a sluggish plaza into a dynamic shopping and entertainment destination with curated retail, restaurants and hotels, attracting locals and visitors alike.”

TriBridge Residential, which also developed The Jaxon apartments near St. Johns Town Center, had previously announced plans to redevelop the property as 500 Atlantic, a mixed-use development that would include 175 apartment units. Neptune Beach residents rallied against the idea, though, maintaining that it would bring too much extra traffic to the area.

The project is not far from the GATE gas station that also drew criticism from residents before ultimately winning approval.

By eliminating the apartment units from their plans, hopefully TriBridge Residential has come up with a solution that will work for everyone.

Assuming all goes according to plan, construction on phase one of Saltwater Row would begin early next year.
