Building Up Jax: Two downtown projects moving forward

ASHLEY STREET CONTAINER LOFTS, HYATT PLACE MOVING FORWARD

Two downtown Jacksonville development projects are taking steps toward construction.

JWB Real Estate Capital submitted official plans this week for its Ashley Street Container Lofts project.

The proposed project will be located on a 0.13-acre site along Ashley St. in downtown Jax and will entail the development of 18 small apartment units utilizing recycled shipping containers.

Plans show that the project will be highly minimalistic, featuring only the containers and no on-site parking or amenities. Once complete, the lofts will join the growing collection of affordable living options in the downtown area.

Plans were also submitted this week for the future Hyatt Place hotel project in downtown Jacksonville. The hotel will be located directly in front of an existing parking garage at the corner of Hogan and Water streets, across the street from The Jacksonville Landing.

BLUE BAMBOO OWNER SEEKS MANDARIN RESTAURANT APPROVAL

The owner of Southside eatery Blue Bamboo has applied for a zoning exception to operate a restaurant with a full bar at 10110 San Jose Blvd. The building was most recently used as office space; it would be expanded as part of renovations for the future restaurant.

The application seems to indicate that the new restaurant would be very similar to Blue Bamboo, if not a second location of the concept.

TWO NEW SINGLE-FAMILY COMMUNITIES PLANNED

ICI Homes submitted plans to build a community of 217 single-family houses within the master-planned Tamaya development at Beach and Kernan.

And on the Northside, KB Home submitted plans for a community of 99 single-family homes at Montward Rd. and Biscayne Blvd.

BREWZ MOVING FORWARD IN RIVERSIDE

Beer bar Brewz is expected to win zoning approval to take over the former Dahlia’s Pour House building at 2695 Post St. – with the exception that they will not be allowed to have outside seating for alcohol sales.

The 2,040 sq. ft. building was originally constructed in 1927. Dahlia’s had operated within the space since 2012.

It would become Brewz’s third area location.

NOTED PROJECTS

  • Crosswater Village submitted plans for a new amenity center at Crosswater Pkwy. and Conservation Trail. Those plans also depict future land set aside for a townhome development.
  • Gyrolish Mediterranean received a permit for build-out at 11101 Old St. Augustine Rd.
  • FDOT submitted plans to perform repairs on portions of SR-21 in Clay County.
