Building Up Jax: Town Center losing two tenants; Brewz coming to Riverside

ST. JOHNS TOWN CENTER LOSING TWO MORE TENANTS

A combination of rising lease rates and an increasing failure rate among brick-and-mortar retailers has led to uncharacteristically high turnover at St. Johns Town Center this year.

This week, two more long-time tenants threw in the towel at the popular outdoor mall. Artsy Abode began a store closing sale at its location, while Mimi’s Cafe has already closed its doors for good.

But it’s not all bad news at the Town Center this week. Sprouts Farmers Market announced via press release that their first Jax-area location within Markets at Town Center at 4873 Town Center Pkwy. will open on July 10.

BREWZ HEADING TO RIVERSIDE

Brewz has purchased the former Dahlia’s Pour House building at 2695 Post St. in Riverside, with plans to open their third Jax-area location within the building. The locally-based taphouse offers a wide selection of craft beer as well as wine.

DEVELOPER SCALES BACK BERKMAN II REPLACEMENT PROJECT

Plans to redevelop the downtown property currently occupied by the unfinished Berkman Plaza II building have hit a snag, with developer Barrington Development withdrawing its request for $36 million in financial incentives from the city and informing the Downtown Investment Authority that it will be scaling back the project to remove the amusement park component as well as the planned parking garage.

Barrington was originally seeking to build a large entertainment complex in addition to an upscale hotel and multifamily units. Now it appears that only a scaled-back multi-use hotel tower will be developed, with no word on how adequate parking will be provided.

ROSS COMING TO OLD ST. AUGUSTINE PLAZA

Regency Centers submitted plans to add a 27,955 sq. ft. ROSS Dress for Less location within Old St. Augustine Plaza at 11250 Old St. Augustine Rd. The new ROSS will be utilizing part of the unit held by Burlington, which recently downsized its store.

NOTED PROJECTS

  • Marco’s Pizza received a permit for build-out at 11406 San Jose Blvd.
  • The city is adding a concession stand, pavilion, and public restrooms to Thomas Jefferson Park at 320 Jackson Ave. N.
  • AutoZone received a permit to construct a new location at 10338 Beach Blvd.
  • Pura Bean Coffee has announced the closure of their King St. location in Riverside.
