A Running List of What’s Coming to Durbin Park

LAST UPDATED: February 5, 2022

We’ve previously covered the impressive rendering videos of the upcoming The Pavilion at Durbin Park project, a small portion of what will become the massive multi-use lifestyle center, Durbin Park.

Once completed, Durbin Park will feature the largest shopping center in Northeast Florida, with over two million square feet of retail space.

We’ve gone ahead and started a list of tenants that will be featured at Durbin Park. We’ll keep updating this page as new tenants are announced, so be sure to bookmark it to check back later!

BOLD indicates that the store/restaurant has opened its doors already.

    • Please explain why a Wal Mart will hurt a middle class community? Don’t kid yourself, the Durban area is one recession away from being your average Wal Mart community.

      • It won’t, Steve. People (especially the wealthier folks in this area) just have ridiculous stereotypes about who shops at Walmart, and they assume one coming to their neighborhood means impending lawlessness.

        • 100% agreed...I guess shopping Target (which is fine btw) makes certain folks feel better about their purchases because the prices are slightly marked-up--despite the fact the that the products come from the same exact manufacturers. I'm looking forward to them finishing the Durban project. Hopefully we can get an Apple store and a Moe's in there!

        • Such an educated gentile comment Tony, LOL. Like it or not Walmart is here to stay. I recommend Ponte Vedra where there isn't one.

        • Let’s not personally insult people on this thread please. There’s nothing idiotic about reminding people to be a little less snobby.

          • I believe Steve’s comment was insulting to Roman in suggesting he was a snob, and you supported Steve. Tony was just more direct with his insult.

    • A SAMS or a Costco would be PRIMO!!!! We could really use one of them nearby! Homegoods and a TJ. MAXX would be icing on my cake!!!!! Please please please please! Steinmart and a Target would be phenomenal as well....

  • What a waste of money. It seems like they are just bringing together the crappy strip malls from San Jose Blvd into one convenient location called Durbin Park. It’s going to be a big flop!

  • Not impressed! If there is no Costco or Sams Club what is the point? Still need to go up to Jax to shop!

    • Definitely we need a Costco, HomeGoods, TJ Maxx, Sephora and Krispe Kreme Donuts to keep me out of the Jacksonville area

        • Would love a JoAnn’s as I an a quilter. Also a Costco would be awesome as I would love not to have to drive to Jacksonville. Home Goods too! I would rarely leave St Augustine!

          • Agreed. Where have all our fabric stores gone to? WalMart is messing around with how we buy our yardage now. Please...fabric! Food wise, a Panera would be nice. Maybe Tidbits will consider, too, since they are expanding this way. ❤️

  • I agree with a lot of folks above. I was hoping for a Costco with a gas station which is something the one at the Town Center doesn't have. I also would have loved for a SuperTarget to be located here. I live a mile up Bartram Park from this Pavilion, and I'll still drived all the way up to the SuperTarget on Beach Blvd. Refuse to shop at these smaller Targets. I've gone over the list of stores that will rent at the Pavilion, and the only thing I see that my hubby will like is the pie shop. Nothing there that I will shop at, and not even a good restaurant!

    • Definitely stay hopeful for the second phase of tenant announcements. The first phase was never expected to be the one that would bring in marquee tenants, but the second phase will include at least three major anchors (aka presumably not things like Walmart, Ross, etc)
