Building Up Jax: Park Place at San Marco ready to build

Permits issued for Park Place at San Marco

After a lengthy planning saga, Park Place at San Marco is nearing construction.

Multiple permits were issued this week for the project, which will add 133 multifamily apartment units to property that was previously utilized by South Jacksonville Presbyterian Church. The church will retain one building along Hendricks Ave.; another building at Hendricks and Alford Pl. that houses Matthew’s Restaurant will also be unaffected by the new development. The four-story apartment building – along with a multistory parking garage – will be built in between the existing structures.

The project, originally proposed in 2019, was subject to multiple legal actions from neighborhood activist group Right Size San Marco, who wished to “stop [the] project from deteriorating the character of San Marco.” The main point of contention was the height of the proposed building, which exceeds the height allowed by the neighborhood’s zoning overlay. Those actions were dropped late last year when it became clear that the project would receive approval.

The project is led by Corner Lot Development Group and Alabama-based Harbert Realty.

Lennar plans Stillwater community in St. Johns

A massive new gated, “active adult” community is planned in northern St. Johns.

Lennar submitted plans this week for Stillwater, a 550-lot, multiphase single-family subdivision at CR-210 and Veterans Pkwy. in St. Johns County. Also included in the plans is a clubhouse area with a pool and tennis courts, as well as an 18-hole golf course.

Houses within Stillwater are expected to start in the mid-200s price range.

St. Johns commercial updates

St. Johns County continues to issue several notable commercial permits each week for the many active projects in northern St. Johns. Here’s what came through the pipelines this week:

  • 1928 Cuban Bistro received a permit for build-out within The Shoppes of St. Johns Parkway.
  • Green Papaya and Grumpy’s Restaurant received permits for build-out within The Fountains at St. Johns.
  • Heartland Dental received a permit for build-out within Parkway Village at World Commerce Center.
  • Plans were submitted for a 4,260-square-foot dental office building along CR-210 within Beachwalk Market.

Noted projects

  • Ryan Companies received multiple permits related to the construction of the new JEA headquarters building at 225 N. Pearl St.
  • Pulte Homes submitted plans for Wingate Landing, a new single-family subdivision off of Cedar Point Rd.
  • McDonald’s received a permit for interior renovations to its existing location at 8590 Baymeadows Rd.
  • A permit was issued for the construction of a $5.2 million, 235,200-square-foot shell warehouse building at 6610 Pritchard Rd.
  • My Salon Suite received a permit for build-out at 9041 Southside Blvd.
  • Krystal received a permit for renovations to an existing location at 1009 Dunn Ave.
  • Tina’s Beauty Care received a permit for build-out at 10057 San Jose Blvd.
  • Firehouse Subs is now open at 40 Homegrown Way in Wildlight.
  • Vicar’s Landing at Oak Bridge, a new $160 million Ponte Vedra retirement community, broke ground this past week.
  • Boeing received a permit for build-out at 6225 Lake Gray Blvd.
  • Row House received a permit for build-out at 1561 San Marco Blvd.
  • Great Clips received a permit for build-out at 6001 Argyle Forest Blvd.
