Building Up Jax: Margaritaville in Jax Beach, more apartments on Philips/Kings

WASTIN’ AWAY AGAIN…

Jimmy Buffett’s Margaritaville is proposed for an oceanfront block in Jax Beach, according to several sources.

The proposal includes an eight-story, 200+ room hotel, with a ground-floor Margaritaville restaurant and bar as well as other potential retail space.

While the plans have yet to be finalized, developers hope to be able to break ground in 2019.

SAN MARCO CROSSING

There may be even more apartments coming in near Philips Highway and Kings Avenue.

Just a few weeks after announcing the future San Marco Promenade development, the same developer now seeks to purchase property just north of that development for an additional project called San Marco Crossing, according to Jax Daily Record.

The land in question is currently owned by Southside Assembly of God. The development would likely bring over 300 additional apartment units along with lifestyle amenities such as a small park and open-air rec space. It would have high visibility from the new Overland Bridge.

The combination of these two new future developments, along with the reconfiguration of the I-95 and Philips interchange, should help integrate the Philips/Kings/Atlantic area with the rest of San Marco.

HOTEL INDIGO TO DOWNTOWN JAX?

According to a few sources, Profit Investment Partners wants to convert the building at 100 W. Bay St. into a 90-room Hotel Indigo with a rooftop restaurant and bar.

Profit is also responsible for the redevelopment of 20 West Adams into a dorm and cafeteria for FSCJ.

TOWN CENTER UPDATES

Add Mission BBQ to the list of things coming to the St. Johns Town Center. The ultra-patriotic BBQ chain received a permit for build-out at 4800 Town Center Parkway.

Meanwhile, Panera Bread Café’s location at the Town Center is undergoing a remodel, and Lilly Pulitzer will open a new location out there soon according to Jax Daily Record.

HIGH-PROFILE CLOSURES

Hourglass Pub & Coffee House announced this past week via Facebook that it will be closing its doors early next month.

And on a less shocking note, HOBNOB has closed its dining room. It’ll continue to host private events for now. It marks the second major closure in Unity Plaza, following Sbraga & Co.’s abrupt shutdown last summer. Brixx Wood-Fired Pizza remains as the only Unity Plaza tenant open to the public.

NOTED PROJECTS

  • A new strip center called Brooklyn Place will be built next to Brooklyn Station on Riverside Ave., according to Jax Daily Record. The land being used was originally proposed as a CVS Pharmacy location when Brooklyn Station was first developed, but that never quite panned out. The project will add 12,500 square feet of retail and restaurant space.
  • Site plans submitted for iFLY Indoor Skydiving show a 5,000 square foot building near Topgolf, and across the street from a future Floor & Décor location, on Brightman Blvd.
  • Brazils Waxing Center is working on adding a new location at River City Marketplace.
  • Beauty Plus plans to open in a former Advanced Auto Parts at 6915 Wilson Blvd.
