Building Up Jax, 7/9: The Happy Grilled Cheese, downtown, Springfield and more

This week in Building Up Jax, it looks like The Happy Grilled Cheese may be getting closer to a brick-and-mortar location. Also, downtown’s office buildings experience some shake-up, and Springfield adds another development project.

Permit for The Happy Grilled Cheese

We had previously noted back in March that popular food truck The Happy Grilled Cheese would open its brick-and-mortar location in Five Points this summer.

This week, a permit was issued for a $106,000 build-out at their future 1029 Park St. location, clearing the way for construction to begin.

Downtown Shake-Up

This week, downtown Jacksonville lost one business and gained another.

Humana announced this past week that they would be leaving SunTrust Tower and relocating its north Florida operations to the newly-renovated Prominence office park off of Baymeadows Rd.

According to Jax Daily Record, Humana will also open a “sales and service retail center” in the Merchants Walk shopping center on San Jose Blvd.

Meanwhile, the Record also reported that International Decor Outlet is close to signing a lease at One Enterprise Center. The company is currently based in offices off of Baymedows Rd.

IDO is behind many of the changes occurring at Regency Square Mall, as they reached an agreement earlier in the year to take over the largely vacant west wing of the mall.

Springfield Heating Up

The Springfield area will get another piece of development soon, as Jacksonville Business Journal reports that the long vacant property at 1731 Main St. will be redeveloped to make room for retail tenants.

The development is adjacent to two other recently announced projects in the area: the planned Bono’s location, and Crispy’s Gallery Restaurant and Bar.

It represents a promising spike in interest for the long-neglected Springfield area. If these new ventures are successful, it may provide a needed spark for Springfield revitalization.

A few more things

  • The Avenues North shopping center, anchored by Edwin Watts Golf, sold to Tavaco Properties LLC for $4.83 million according to Jax Daily Record.
  • Belk told its employees that their Roosevelt Square location will be closing soon.

  • It looks like Springfield is getting some attention these days. I have noticed a lot of what looks like abandoned warehouse space around Springfield. Perfect for loft space. Is anyone buying these properties with plans to develop into much needed housing near the city?

    It may be a good story to look into.

  • Brent, we'll definitely take a look into pending housing developments in Springfield. The area is about as ripe for redevelopment as it gets, and these new projects coming in are expected to drive developer interest in the area as well.
