A Look at Southside Quarter, the 100+ Acre Development Along Gate Parkway

If you’ve driven along Gate Parkway lately, you’ve likely noticed signage for Southside Quarter sitting in front of a gigantic lot of (for now) empty land.

The land, which spans over 100 acres along the southwest intersection of I-295 and Butler Boulevard, was purchased by international real estate firm Hines last year. Less than a year later, the first aspects of Southside Quarter are already starting to be realized.

The mixed-use project will be completed over the course of the next decade. Once fully developed, it will include 1,100 residential units, over 350,000 square feet of office space, a 140-room hotel, and 100,000 square feet of retail space.

And it’ll also bring with it something that’s largely missing from the many new developments popping up along Gate Parkway: green space. Southside Quarter will feature a large central lake with a pedestrian greenway weaving around it, connecting the various elements of the project.

At its northernmost point, the site plan calls for two office buildings, each with around 125,000 square feet of space. McKesson Corp. has signed on to fill one of those buildings and will move in by summer 2019. Just south of McKesson’s building, St. Vincent’s Healthcare will open a new urgent care center on an outparcel facing Gate Parkway.

To the east of the office space, the large central lake will be flanked on both sides by pedestrian walkways and green space. A promenade will allow residents and visitors to enjoy lakefront views.

On the opposite side of the lake, along I-295, the residential portion of the project is well underway. SUR at Southside Quarter, a six-building, 300-unit apartment complex by Hines, is nearing completion. Just north of that, David Weekley Homes has contracted to build a community of homes and townhouses in a neighborhood to be called Tidal Pointe. A few model homes have already started springing up.

And south of SUR, a 140-room hotel will be built; the hotel’s branding has yet to be announced.

The southernmost end of the project features a 100,000 square foot retail village. Noah’s Event Venue, a high-end event venue, will use about 8,000 square feet of that space along the lake. The rest of the retail tenants have yet to be announced, but site plans suggest that there could be additional outparcel developments as well as a main shopping strip with at least one anchor store.

So while it doesn’t look like much just yet, Southside Quarter is set to be yet another huge addition to the already-crowded list of developments lining Gate Parkway.
